Post: Finding wholesale deals through agents

I've been looking for a question for a while, but it's hard to find because it's more nuts and bolts. So, if we have an agent bring an off-market deal specifically for wholesaling, how does that process work? Specifically, do we use my contract or the agents? (both are possible) Secondly, do we pay commissions or a flat fee? I know there is no right way to do it, but if someone has done it and they could help visualize the process, that'd be greatly appreciated.

@Malcomb Stapel That makes a lot of sense actually. I could get insurance prices on a list of hypothetical properties and just plug those prices into different analyses. A per sqft price would be really nice to have to if they have one. Thank you

I feel like I should know this, but how do you guys estimate insurance? I know on the podcast they talk about habitually analyzing deals so you get good at it. So, let's say I analyzed 10 this morning. Would you call the utility and insurance company for accurate numbers? Or do you do a ballpark estimates first?

@Will Barnard thanks for the advice! I'll be sure to have an electrician come check it out. Luckily, the insulation and drywall were all pretty much gone when I got the place though

Thanks @Malcomb Stapel I'll definitely take that advice. I've heard the smell is tough to tackle sometimes. Also, I'll wear a respirator too. Luckily, the seller has gutted what they had to and paid a company to clean almost all of what burned, so that's good.

Hey everyone,

I'm looking for advice on rehabbing a Fire Damaged Property. So, I got a fire damaged duplex under contract a couple days ago. At the moment, just the basement is burned, the first floor is gutted, and the second floor is in pretty good shape. My question goal is to get it rented and refinanced within the next six months. Are there any major details I need to consider when getting a fire damaged property rent ready? Thanks guys!

I see some forum posts about returned letters from direct mailing campaigns, but not specifically the answers I'm looking for. (I'm sure this will help other beginners in direct mail marketing too) Anyways, we sent out direct mail, and we got a pile of returned letters. My question is, should we skip trace everyone we got returned letters from? The reason I ask is because some of the people we got returned mail from don't show up as the owner any longer on the tax assessor website. We don't need to track down the owner of the subject property if it's a new owner, right? Thanks!

Thanks @Joe Gonzalez! Thanks for the feedback, I can def give this a shot. I bet the drivers would appreciate being paid upon completion of the task as well.

So without overcomplicating anything......... I'm looking to hire driving for dollars drivers. How do I make a system that uses the drivers effectively? I could tell them I need them to find houses in a zip code and I'd pay them 15 bucks an hour. Then, maybe a bonus for anything we close on. Would there be any more to it than that? I'm sure someone on here has probably hired drivers before.
