Hey BP,

I'm considering buying a duplex with a completely gutted upstairs unit. With a bit of framing, it could easily be a two bedroom unit. What is the danger of just doing it? Does anyone have experience with this?

Was talking to someone about their house today, and he said his house was assessed at $156,000. But I called the tax assessor said they have it as a single family, so it's probably good I didn't go off that number. How does this happen? I've seen properties assessed with extra bedroom and bathrooms as well.

So, I'm wondering, what would you do if you were renting to a tenant who is no longer in the property and is letting her family members stay there. She's probably a good 5 hours away in the next state over, and her family has been damaging the property and leaving junk in the yard. What would be the best way to go about the situation? Thanks in advance.

@Mary Smith thank you. Sounds like others are saying don't sublease as well, so I'll avoid that

@Scott E. They just wanted a shorter term lease because they travel for work. However, she did pass screening and income requirements, so I elected to give the short term lease a try. I do live in an extremely cold climate though, so I'm not sure if I'll have to learn the no turnover lesson the hard way lol

Hey guys. Just started advertising for a new tenant for the first time. I already have quite a few people looking for shorter term leases. How would you guys approach this? A 12 month lease and allow subleasing? Or would you allow shorter leases? My only major concern, since I'm in Minnesota, is someone wanting to move out in the middle of winter. Thanks
