@Ashish Acharya, this has been working for me as well for years.  I was surprised that these title companies were requiring more.

I hold my properties in a Texas series LLC. Up until this point, I have done nothing formal to establish a new series each time I purchase a new property. I just have the property titled in the name of the new series. Generally, the title companies have no problem with this. But, lately I have had two title companies ask for proof of existence of the series. For those who also use a series LLC, what type of documentation are you putting together when you buy a new property and set up the new series? Thanks!

@Jessa Bustamante, we are using Tiger Sanitation now.  I got quotes from several companies which were pretty comparable.  My property manager's admin had increased the frequency of pick up over a year ago and forgot to change it back so I was overpaying for a long time.  It's my fault for not paying closer attention.  Just happy to have it sorted out going forward.

@Jason Hirko great idea to incentivize one of the tenants to be in charge of putting the cans out.  I just got a quote from a different dumpster provider and it turns out we have been severely overpaying for the past few years.  I'm mad at myself for just accepting that is a reasonable fee and not shopping around sooner.  Oh well, live and learn.  Thanks for your advice.

Can any small apartment complex owners in SA (mine is 9 units) share what they are doing for trash service?  We have been using a dumpster since I've owned the place, but the cost is very high and I wonder if I'd be better off with traditional trash service or if 9 separate trash cans would be too difficult to deal with.  Would love to know what others are doing and the cost if you don't mind sharing.  We are paying about 12k/yr for dumpster service.  Thanks!

Hi Casey....just curious what the end result was for you.  I hadn't read my PM agreement very closely (since it's just the standard state form), but I am sure there is a broad indemnification clause and now it has me concerned.  I hope things turned out in your favor!

It's an updated house, though not by me...was updated when I bought it.  Not high end, but nice.  I have always used it as a rental.  It was initially priced at $240/SF because two other homes on the street had sold for that price.  By the time I took it off the market, it was at $163.  I had no real reason to sell it other than what I thought was a hot market at the time in Southtown, so figured I would try again in the future!

Just curious if anyone else had noticed a slowdown in sales and prices in Southtown.  I own one property in the area and had it listed for several months with several price reductions (beginning before Covid).  I finally took it off the market and rented it because I can't help but think the prices will come back up if I wait a couple of years.  Anyone have insight into why Southtown might have lost some of its appeal?  Or maybe it's just a correction of overinflated prices?

I am interested in hearing from MF owners in San Antonio who have placed storage units on their property to add value/rental income.  What type of units did you use, what was the cost, how much do you charge tenants to use them, and where did you purchase them?
