I imagine Lula would be much the same, so I don't think I'll even bother. I'm glad you found a good alternative solution!

I recently switched to RentRedi from TurobTenant because I was trying to outsource maintenance requests through Latchel (integrated into RentRedi) and it has been horrendous.  @Summer Rae when  you switched to TurboTenant, did you sign up for the maintenance service through Lula?  It seems almost the same as Latchel, except I believe they only use their own network of contractors (you can't submit a list of your own).  I was debating trying out one of those services, and sounds like Latchel is definitely not a good option.  Curious if anyone had experience with Lula.

@Jon Zhou @Lisa Jones @John Sangl @Clark Stevenson I am also invested in Elliot Roswell and needing to make a decision on this capital call.  I have certainly not read anything on these forums or any other that makes me want to pony up any additional capital, but was curious if others are reaching the same conclusion.

@Ashish Acharya, I am in the same boat as the original poster and your response here from 4 years ago has been really helpful.  I was wondering why there is no interest income booked as the monthly payments are received.  Would the entry be dr. cash, and the cr. both NR and interest income?  Thank you for taking the time to post this here because when I googled journal entries for owner financing, this is the top result and I'm sure many have found it helpful :)

For those that have properties with window units, do they have heat as well?  The AC-only units are vastly less expensive, but I suppose that invites tenants to use space heaters in the winter which might be unsafe.  Just curious what others do.  Thanks!

@Akeim Fin, I am so grateful for you pointing this out.  I had recently changed a listing from "by owner" to "property manager" and could not for the life of me figure out how to remove my phone number from the listing.  I changed it back to by owner and there you go.  Hopefully this will help others as well.

@Igor Rosette, did you ever find an architect or designer?  I also have a property in Beacon Hill and want to add a front porch, which requires drawings to submit for permitting so I believe I need an architect as well.  Most architecture firms I have found focus on entire houses, and I didn't know if they would even be interested in such a small project.  Just curious what you ended up doing.

Since I've only been investing since 2016, and real estate has done nothing but go up since then, I was interested to hear from those who had invested in apartment syndications prior to 2008, how their investments faired through that time.  I am sure there were sponsors who were successful in protecting their investor's capital, and others who weren't so lucky.  I'd love to learn from the experience of others.
