Hello All...thanks much for your time... on my way to doll up my beautiful new rental property!!! I really would welcome and appreciate any recommendations.... so many honey do items:0) I'm hoping to have it shining bright and ready to rent in a couple of weeks. Its a 3/2 SFH 1800 sf open open and wonderful light! Awesome floorplan and neighborhood,! Thank you to All for weighing in on the issues laid out and for helping out a newbie to Austin!! What a very different animal than California!!! What a learning experience but adapting well!!!

Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....

Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!

If anyone has a great handyman, painter,flooring recommendations I would be forever indebted!!!

I liked Austin enough to consider for retirement ;0)

Greetings Lynn...Thank you sooo much for reaching out...I actually had 2 roofers out and got some real clarity on the issues at hand....Seems like some repairs are in order rare than a replace!

I could really use some good recommendations for a few other trades people and would love to give you a call if that's OK...

Hi Adam...so great for you to weigh in here! I agree with all! There were several issues noted as relates to the roof including staining in the ceiling of one of the closets and moisture noted in the attic....That to me suggests current and past leakage...something that was never disclosed. What is the implication for mold/ mildew? Is this a common issue in Texas?

you're right...I need to get varying estimates for repair....

I am all about putting forth a really good quality rental home for prospective consumers.....

Another stunning day in Paradise! I hope you didn't lose $ on the Super Bowl!!!

Just back from Austin...got into contract and the inspection called out some issues. Real Estate is done very differently in Texas vs Austin.... hence my questions.

What is the life expectancy for a roof given the hail/climate? How much $ to replace with a good quality composition for an 1800 SF home?

The oven has no venting mechanism....Id want to vent through the attic rather than a recirculating model....what trades person does this and whaty can I expect to pay to remedy appropriately? Sounds like this is original from consturction 2008 but really hard to believe....

Illhave more questions and will be looking for various tradespeople once I close on the property but these are the immediate hurdles for now.

Again....thank you allever so much for any insight and advice....soooo soooo different here in California!!!

Hi Mike...I like East for all the reasons you've stated....What are the neighborhood names I should look at and what do you think I can expect to pay for what Ive stated Im looking for? Id really like to get together while Im there....Friday am Im going out with a Realtor looking at property starting at 9am. What if I called you when I arrive see if you haev any time in the 4 days well be there? If that works how can I contact you? Sooo excited. @Account Closed Scott...great tips and good info on the future...I have been reading the same. Whats throwing me is seeing some of the rent to hold success stories on BP in totally different areas where you can buy a property for $80000 and get the same rent as Austin where Im going to be paying $200000. Not making sense and scratching my head!

@Mike Walker Hi Mike...thanks much for your info as well....I was hoping to attend the Big Daddy but my flight gets in later....I'm thinking it wont be my last trip. Are there specific neighborhoods in the East areas that would be good price and renter/rental potential? Ive been told to stay away but keep reading otherwise....Sure appreciate any insight here....

I know many variables exist but what can I expect for market rent for a nice 3/2? Where do renters look for rentals?

Can I get a nice property in Austin for around $150000 (or less) 3/2 good condition ( I don't have the means nor resources to rehab then rent given I don't know a soul) SF Bay Area I rock and roll all day long.

Thanks so much in advance for your time and consideration! I'm making a trip to Austin Jan 30-Feb 2 In hopes of determining whether to invest here. Never been,am hearing/reading varying perspectives...do's and dont's. I'm a ready willing and able buyer very serious about making it happen if it makes sense for the long term. Would love to hear from anyone who has great hands on experience...owns property here...and hopefully has lived in Austin for a while.

I've traveled all over Texas for many years on business but never made it to Austin...It just seems like a really hip cool groovy place to live and work. I know it's a hot market...how long will it continue? Bust or Boom?

Would also like to know where great people in Austin look for rentals...is it Craigslist? Other sites? MLS?

Lastly...any Investment groups going on while I'm in town?

Perhaps a tall order and would greatly appreciate you reaching out...Thanks much again!
