@Ryan Mitchell Another strategy you can implement is AirBnB arbitrage. You'll find that there are many names for this strategy, i.e. AirBnB house hacking, corporate housing, etc. 

Simply put, you rent a house from a landlord, furnish the home, and throw it on AirBnB. Of course, it's not that easy, but in a nutshell that's what it would look like. By scaling this, you would be able to create strong semi-passive income which will allow two things: more money to invest in something else, such as buying rentals, as well as increasing your income if you wanted to take out a larger residential loan from the bank.

@Zackarias Aitchison Finding wholesalers is all about networking. A great place to do so is right here on BP. I'm a wholesaler out of North Carolina, and a vast portion of my network has come from Bigger Pockets, as people refer investors to me when they're looking to expand to my market. Also, attending REIA meetups is a great way to quickly expand your network... I guarantee you that just by doing those two things consistently that you will have a list of reputable wholesalers in your network in no time. If you have questions, let me know!

I'd be happy to help you! My team is pretty much turn key. I find the houses, they rehab them, I list it and they're gone quickly. My contractor is a full time investor as well, so I'm able to get discounts that some others cannot get, and his experience is priceless when working on the houses.

 Do you flip houses at all? If you've got the capital, or access to it, I've got a team built for flipping houses here.

I'd love to hear about what everyone is doing in this market. Personally, I'm a realtor and new wholesaler (no deals done yet). As a realtor I work closely with investors on flips and rentals, making sure their experience is top notch and "turn-key." With my network of people, all my investors do are sign contracts and collect checks! Practically worry free.
