Do you (or anyone you know) invest in Spring Lake, NC? It's extremely close to Fort Bragg and is a great area for BRRRR's and Flips (depending on the neighborhood.) There are a ton of potential military tenants and/or buyers since it's so close to base, making it a convenient commute for military personnel.

I know that in SC it's a judicial foreclosure. I also read that there is no redemption period for the mortgagor. My questions are:

How late into the process can I purchase the home?

How late into the process can I assist someone with a short sale?

Are there any hiccups with wholesaling a pre-foreclosure in SC? Does a judge have to approve it?

I would also assume that a judge has to approve a short sale too? Or only if there's a bankruptcy?

@Gary Williams Yes you can. Kevin isn't wrong though. I just left my most current brokerage because my broker in charge didn't like me wholesaling, and he told me I'd never make it as a wholesaler, so I left. I eliminate anyone from my life that is against me. I'm now with a brokerage that not only doesn't care that I wholesale, but also encourages it by putting my name out there. Our agreement is them taking a transaction fee of $99 per deal. I get that back by adding $100 into my assignment fee, and I can write it off as expenses.

Also, by being licensed, you can list anything that you can't wholesale. Your best bet is to ALWAYS disclose that you're an agent when you are talking with sellers, and to have your attorney draft an acknowledgement form when getting the sellers to sign paperwork stating that you're not acting in the capacity of an agent on that transaction.

@Lauren Patrick There are many skip tracing services out there. Most of which I have tried, and most of which have disappointed me. Need to skip is so-so. I'd suggest just testing the waters out on a few reputable companies to see which works for you. Also, be sure to clean the leads up before you skip trace. Make sure you get their most current mailing address.
