 Hi Keenan, everything you want to do is possible, I have done it myself, you will need a good mortgage broker or bank to work with you, tell them what your plan is before you start as the financing market has changed, cmhc cost are going up in March, and the already implemented 5% qualification interest rate makes it hard in today's market as mentioned in the previous posts

Hi Richard, 

Knocking doors works well although time consuming, talk to everyone in the area and let them know what your doing and they may know one of the neighbours or friends that may want to sell if there not.

Resltors have a greater and faster chance of locating properties that go on the market, and are searches can be detailed as well, so I can locate deals based on many deferent factors. Where as mls gives only a basic search engine 

If you know a local realtor ask for help, or if you like I can send you properties based on your area and criteria you like

hi keenen and welcome, as far as the 5 rentals I wouldn't concern yourself just yet, unless you have deep pockets and are planning on purchasing all 5 right away, a good mortgage broker and advise from here will guide you down the right path, by purchasing with companies, partnerships, etc. 

Our rentals (7) we only take tenants that have a good job history, if they can keep a job they can usually keep up on rent. We also go with our gut, as we have rented to tenants that have good jobs but we felt a bad vibe when they applied for the apartment, we rented to them anyways just to find out that the vibe we felt was right and had to evict them, they damaged the apartments don't pay etc. This happened twice, so now if the gut says no, or there is guilty feeling or sympathy in our minds we won't rent it to that individual. 

There are many other methods and opinions, this is just mine. Hope you find great tenants and have a wonderful time on this long prosperous journey

I have a cottage I rent out as a vacation property, it does well seconds from the water in innisfil Ontario. Unfortunately I don't understand your question about market and value.

Check your kijiji ad make sure the location is correct, and or your price may just be too high ? We have several doors we rent out by advertising on kijiji, and they go fast (couple days and were screening 5-10 app easy)  wish we had many more to rent out.

thanks Matt, I am going to rent it out for 1 month only. As I have other renters booked in for a week in the following months of May, June and July 

I'll keep you posted if I find any legal documents pertaining to vacation rentals that may help others out there

Hi everyone and happy Easter :) I am in need of finding out the proper procedures to rent out a house as a cottage/ vacation property. I currently have a cottage for rent on trip advisor renting it by the day or week etc and I have someone there now (from trip advisor) that has asked to stay for a month or year if possible. I do know that tenant laws do not apply to vacation properties. If I do credit checks and references etc can I have him sign as vacation rental, this way eviction won't be s problem if needed ? Does anyone know more details on the topic Thanks Dave
