An appraiser I spoke to this morning showed me some benefits from making an account with the county Assessor site, and there is tons of useful information I can use but am having trouble understanding these diagrams. I understand the numbers circled represent sq footage but do not understand what any of the letters mean, or even the 1sFr or similar. Do they mean addition, garage, patio, porch, basement?

This is helpful to me,as I buy at sheriffs auction and rarely can go inside a property before I bid. This would help me determine how many bedrooms etc etc.

@Andrew Bradley how are those meetings working out for you? Are they sales pitches or local minded people putting ideas together? I dont have any spare time to attend those meetings yet, but will have nothing but free time come this summer.

To concur with @Bryan L. I have been self employed since about 18 and always notice that everything sells like hotcakes during tax return season. I've sold everything under the sun to lower/middle income people.

This is my first tax season selling homes and have a few in those income type neighborhoods, that have been on the market for 60-90 days. My better judgement tells me to not do a price change. I dont have holding costs and I would agree on listing as soon as its market ready. Ideally I know how many DOM it takes to move a property in a area from comps, so mine as well get the clock ticking.

That tax money literally burns a hole in peoples pockets. I absolutely love tax season, that is considered my christmas rush almost!

I sometimes dont understand why properties go for so cheap at auction as well. I just shrug it off and bid! Ive bought properties that have totaled $500k in mortgages for about 10-12% of that since I started investing a little under a year ago. As others have mentioned not everyone is very financially savy as others. I was just reading an article about how a basketball player earned $100 million dollars only to declare bankruptcy a few years later. If someone isnt good with $800 theyre not gonna be good with $8,000 or $8,000,000 in hand.

Wait 10-15 mins then go?? I am seriously at a loss for words. I have properties in Gary and I know its bad, but for a police officer to say this is beyond comprehension!

Hello and thanks in advance!

So this is the way I usually do a transaction. I purchase a property at the sheriff sale on day 1. Day 14 the sheriff calls me to come pick up my Sheriffs Deed. I then go the same day to my title company and get the title work started and typically on day 30 I get a call from the title company telling me that my title work is done and I can now sell the property and provide warranty deed.

This is the situation I am in. I purchased a property (day 1) and have a buyer lined up at day 7. So even if I had the buyer wait till I got the Sheriff Deed in my name in my hand, is it possible to sell the property without waiting/ doing the title work? Its a very very cheap fixer-upper, and was wondering if its possible maybe via quitclaim deed or etc? Also since its such a cheap property I would like to avoid paying an attorney and would also need to know where to locate a good purchase agreement for Indiana. I found one on in.gov but it has the year 2006 written in it.
