This is a minute issue. 40 sq feet of tile and some cement. I dont see this repair exceeding a half day or day worth of work.

Download a purchase agreement on to your pc as a pdf. Bring up the file add text and signatures and email them off. P.S. if having trouble with editing, click print then save document as pdf enabling it to be edited once saved.

I recently started using flat fee brokers. I learned the ropes and paperwork associated with selling a property with the realtor I worked with.  Avoids the frustration of realtor not getting back to me in a timely manner, and everything that goes along with said relationship. Obviously you can save money, and I actually like gathering sales leads from the showings I do personally. I intend on still throwing my realtor a bone every now and then so I can have direct access to local mls, as far as comps and new and reduced listings. He knows I use a flat fee broker for my less expensive listings, and I dont think he sees the writing on the walls. I mainly pursued flat fee brokers since I honestly didnt see much more value that my realtor could bring to the table than I could myself.

There are definitely some good deals in the winter! Ive seen REO's drop in price dramatically, and then the weather warms up, and they sell for above asking.

HOLY HELL! This one would have kept me up at night for sure. Title work didnt show that it was on a demo list? I have seen the notice of demo list recorded at the county level, so I would assume title work would have thrown up a flag.

I usually try to sell a property via postlets which sends the listing to about a dozen sites including trulia and zillow. Its free and an ok pool of buyers (compared to Craigslist). If I cant sell it on my own after about 30 days or dont have time, I have started using the flat fee mls service. I pay about $250 to lis,t offer x amount commision, and I have to pay an additional $200 for my listing broker to attend closing (not optional).

This is the most recent post I can find relating to my question so Ill ask. 

I bought at foreclosure auction in Indiana, and the position I bought was 1st ie the original mortgage. It looks like they took out a 2nd mtg against the home from an individual for a small amount. The 2nd mortgage individual was named in the foreclosure proceedings and he did not bid or was probably not even present , since I obtained the home for $1 over bid. Is it safe to say the the 2nd mortgage is wiped? I had a situation before where the title company told me I was responsible for a lien because they didnt see the lien holder named as a defendant, but I corrected them and the title company said since it in fact was named in the proceedings its essentially not my debt.(This case was a car loan or something and not a mortgage against the property) I know the title search will reveal the answer but that is atleast a month away after waiting for sheriffs deed to be ready. Thanks in advance.

Menards is awesome for building materials,and rough electric. I tend to rack up when they have the 11% rebate or any other rebate. I actually just mailed out a $5 rebate on 90 bundles of shingles for a $450 rebate. They do offer a huge selection and some items are of lower quality, but if need be I go to HD for that 1 or 2 item that is important enough to be of better quality.Essentially my flips consist of 90% Menards products.

Ill share a tip with everyone who doesnt know it yet. I went to ikea (which is about 40 minute drive for me) and priced out some awesome cabinets, countertops, and a few light fixtures. The items feel sturdy and durable and are very inexpensive. The items are very very modern and hi-end looking. I priced out a similar kitchen at HD and they rough quoted me 8X the cost.

Gnosjo cabinets which are about $1000 for a 10 ft kitchen, as opposed to HD wanted $8000 . I spent about $1000 on cabinets at HD for a small kitchen on my last flip and they were in stock nice looking cabinets, but NOWHERE near as nice looking as the cabinets I intend to purchase from ikea from now on.

I aim for 15k in profit per deal as well. I have no closing costs besides utilities.

The last few deals have come in a hairline short of 15k, but I've been coming closer and closer to my spreadsheet saying $15,000 in profit. I am still at the sales prices of about 50k only which is common for the neighborhoods I've been in. I got a closing in about 2 weeks were I acheived 61% on my investment. I would imagine different markets allow different margins
