My friends and family have an egg when I say I buy properties under $15k. These stories are making me have an egg.

I paid $13k spent $1500 in labor and material, sold for $30k.

Im still amazed at these stories of properties $2-$3k!!

I do almost all the rehab myself, im a believer in having the right tools and patience to do quality work. Any skill I havent mastered I hire a pro and watch very closely. I'm very "conservative" with my capital.

I've been reading and learning about real estate for years. I purchased my primary residence about 1 year ago and recently pulled the trigger in July and picked up my first flip and sold that after 65 DOM. I listed my residence as well as picking up another flip about 1 month ago which should be ready this weekend.

I am from northwest indiana and come across deals throughout lake county Indiana, which is about 15 mins from Chicago loop. I am open to selling properties to investors for a quick profit, while waiting for some properties on the MLS TO MOVE. I am looking to network with investors and am currently looking for a CPA in the area.

I plan on primarily flipping with my own capital that I have accumulated over the years. I currently own two businesses one which I have to man 6 days a week(which makes it hard to concentrate on my flips). My starting out goal is to at the very least replace the income from the business I operate 6 days a week with flipping so I no longer have to go to work 6 days a week.

@johnny ornelas, there is a local investors association in northwest Indiana. I plan on attending some meetings in the near future when I make more time. http://northwestindianareia.com/ .

@andrew bradley, I think once it starts to get colder you can probably find some good deals from HUD, other than that I had trouble buying through the MLS as far as getting snaked by a realtor on a deal. I have been buying at the local court house, and think that is definitely where I will stay.
