I just saw my favorite one, partly posted, "My good friend", or "my buddy" just let me in on some valuable info. that I wanted to SHARE with you.....Share for only $$$....

One of the best ones I heard at a Seminar was the Speaker, who did not have anyone going to the back table, & then, he said: "Anyone who wants this course for free...follow me to the back table within the next 10 seconds"....we followed him back there like hungry sheep.....then, he explained....."well, it costs me a lot of money to have these courses printed & the Cd's to be made-up...then, we had to send-out a lot of letters to get you here today....we had to rent this room....we have travel expenses, etc..." then he goes on to say: 'It costs me $1,297. per Course that I sell.....that is my net cost.....so, if you will just give me a DEPOSIT of $1,297. today, & when you do a deal, & send me the proof & do a testimonial....I will give you your DEPOSIT back, so, now you know how you can have this Course for free"! Bummer!

Please try to refrain from using the line: "A friend of mine"...it's like all of the scam e-mails from Gurus, trying to push-up each other, in their joint-marketing pitches...sorry, that's just my take on it.

the most comprehensive Course on buying Probate Properties, was supposed to be from: J. G. Banks....
He used to charge 6K for his training.
I was able to buy it thru them for about $300., @ $50. a month for 6 months.....it made it easy to buy.
It is very comprehensive.
You are taught how to go to the County Courthouse & search through the records & find the potential Properties, & how to contact the Heirs, who are to be the new Owners, & make an offer.

I think some of these "Gurus" share our e-mail addresses.
It seems that we may like a newsletter or sign-up to view a video, & before you know it, you get all these other, similar, e-mails from others who are probably their "Guru Groupies" or "Proteges", trying to sell me their program.

My Business Partner had joined their Group & Mentoring, etc... He raves about them & their Marketing. He especially loves their idea of sending a 3X5 Postcard of a house for sale & mailing it to the neighborhood it is in, to get buyer leads. It worked for him.
he is on the sidelines right now.

A great CAP Rate is always said to be 10%+....but, that is the return, only if you pay all cash on the Property. Mostly, you also have a Loan against the Property, & that has to be deducted from the NOI numbers, to get your real return...& divided into your Investment is the Cash-On-Cash return.
You also want to look seriously at the underlying Business & their Financials, to make sure you will seemingly keep getting that monthly check from them.
