First...you might want to talk to local RE Investors, & see if there are TRULY any who have THEIR OWN CASH, & are willing to BUY....now.....
If you do, just find a Deal, get it under Contract, & bring it to the Investor with the cash.
If you work with an all cash transaction, they can pay you a fee....but, not so with a Title Company & a Lender involved....they just scream: "FLIP", & want to run away from you.

In Florida, they are coming after Companies that try to do Loan Mod's., & if they don't have an Att'y. that will be doing the work, they will shut them down....especially if they try to charge them "Up-Front Fees" ...

If you are Selling your Contract to a Private Investor that has all cash...it can work....but, if the end buyer is using any type of Financing, you will have a very hard time finding a Title Company that will allow you, a third party, to get paid on the transaction. It becomes a "Flip" Transaction, & they are all on the lookout for them now.

Maybe if you posted this question in another Forum, that applies to what you are asking about...IE: Commercial Real Estate.... This forum is about REI Programs.
You need to start out & go to a local R.E.Investment Club to start gathering info.....also read this website...it has a TON of info.

I went to Amazon & bought it.
Dolf de Roos, is the Mentor that Robert Kiyosaki goes to when he has REI questions, so that is good enough for me....I already have one of his other recordings: "Real Estate Riches", which has a lite version of a Software Program for Property analysis.

I have bought many on Amazon.com for just a few dollars. There is a lot of info. & specifics in some of those books. Take them for what they are worth, & HOW you will USE THEM.
Dolf DeRoos is an Author & REI who gives a lot of info....he is the Mentor that Robert Kiyosaki goes to when he has an REI question.

Was that the course from: John Alexander on the TV ad's??
I heard he used another Company that they owned to do the Mortgages at extremely high rates....
