Hello everyone, how are you doing today? I've just finished listening to an audiobook by Ken McElroy called ABCs of Real Estate Investing which is also on the list of BiggerPockets greatest real estate books ever. One topic that jumped out at me was McElroy spoke about in order to run a successful business you need to install systems, but what I want everybody that view this, is to list every professional you will need in your real estate business. For instance real estate attorney, real estate agent, accountant, etc. Thank anyone who chips in.

Hello, everyone. Hope it's been a pleasant day. After my last possible flip didn't go through, I'm conteplating going back to the strategy of wholesaling. One problem I've seen to have, is I've misplaced my contracts that I onced used. So can anyone please inbox me a link to get contracts that they personally use or a colleague does. I would be so grateful, nothing extra just the basic agreement to purchase, escape clause, assigntment of contract, and/or lead paint disclosure. Thank you for the expedited response.

Ms. Beverly Buella thank you for the comment. I checked out Listsource and they were much of a bargain than this other option I was going to use, call AllMedia Inc. Also Listsource you could really get as concise with your search criteria as you feel willing. So I will be using Listsource in the future. Once again thank you.

Hello, good day. I was searching the forums to a answer to this question I have. Didn't have any luck. The question though is where do you find absentee owners because I believe that's why they call them absentee because they're no where to be found. I read a couple BP Podcasts and the advice I took from them where some good direct mail leads come from; divorce, absentee owners, estate sales, or bankruptcy. If I do find a buyer that wants to purchase their home, who is going to let me in the property. All comments are welcomed. Thank You.

Hey, BiggerPockets nation. It's two days before Christmas and I woke up and checked my home listing service(Listing Book) might be called different names in different areas, but it's basically what agents use called the MLS. And I see a home I've been researching for the last 1 month is in due dilligence and it had a 20k spread of profit, 1399 sq. ft., 699 sq. ft. of unfinished basement. Just a bad way to start my week.

@Joe Gore thanks for getting in on the conversation. What you said is helpful, but would it be the same if I was just doing a fix and flip instead of buy and hold.

Thank you everybody for your advice. To answer Troy Sheets I did forget to say that the contractor said he doesn't have worker's comp, because he doesn't have enough employees. But I don't know specifically how many he's going to be using.

If I can pick somebody brain. Will you use a contractor that has insurace, but no worker's compensation or a contractor that has both, insurance and worker's compensation. Here's the wrench though the contractor that doesn't have worker's comp. will do the renovation at a better price and both was referred to me by an fellow investor at a REIA club. Thank you.
