This Friday I completed my first move-out inspection. A guy came over and charge me $300 to change my locks. He changed 3 locks. Does this seem like a fair price? Where can I get information on going prices prior to being ambushed?

I can't answer your questions, but I'd just like to say that I just found out about the series LLC at the top of this year. I'll be forming one in the near future. I just haven't decided on a name yet.

I'm sure a Delaware attorney or tax professional could help you with the answers to your questions.

Before I file for my series LLC, I'll probably consult with Wolfe & Associates to make sure that I fully understand the implications of forming the series LLC and the impact it'll have on my Real Estate Investing.

I'll be sure to ask your questions, also.

I've heard of things like this happening when people are bidding for govt contracts. They'll end up going with a second or third place bid for one reason or another.

The only thing that can be done is to try to figure out why that lower bid beat you out.

@Tyler Rebischke - Great Questions! As far as return goes, bringing your buddies to rent out the rooms individually should give you the best bang for your buck.

Simple numbers.

Duplex Mortgage - 1000 and you charge 800 for side A. A big chunk is taken care of but not profitable until you can rent out the other side.

4 Bedroom SFH Mortgage - 1000 and you charge 3 friends 500 = 1500. Free room and profit. Also, you'll have the advantage of money still coming in, if somebody leaves. If a single family leaves and it take 2-3 days to rent it out, you'll lose a good amount of profit.

Hybrid - Do both. Take that Duplex example up above and rent out the rooms individually and it starts to look more like the 4 Bedroom example.

Get a property manager and they can handle everything. You’re in a great position, as you know your market. This is something I wish I could have done in my younger 20s in the military. Get after it!

18JAN19 apx 1600hrs I became a house hacker/investor. I used the VA to get a 3 unit property in New Castle Delaware. I will be living in one unit as an owner/occupant. I'm looking for PM to get in on the ground floor and help me systemize and streamline managing this property because there will be more. Any help with finding a solid PM will be appreciated.
