@Joe P. Joe I am not sure what town you are looking at but I have a 4 bedroom 2 1/2 bathroom inOceanCity NJ. I rent from May until the beginning of October. I have miscellaneous weeks and weekends in the off season (Thanksgiving week, weekends etc). We are at 13th and Wesley a block to the beach and boardwalk and are numbers are not as good as you are posting. We have been in Ocean City for around 25 years. Not knocking your numbers but I think there is something wrong. PM me if you want to talk about the numbers. I would be happy to chat because I hope your numbers are good because I want a piece of that pie.

There is no right or wrong answer it depends on the person and what they have going on with their life. You can get your license but there is a cost. You have annual dues and fees, (MLS, realtor, insurance, etc). If you are not doing enough business to cover these costs it is not worth it. If you want immediate access to what is on the market find an agent that can set you up on their company website to have you get immediate notification of anything that comes on the market that fits your needs. If you don't want it immediately you can set it up for different times during the day to send the information to you. If you are intertested in something like that let me know. I can set you up to have that capibility. It will save you time and you can make money.

I itemize everything and have a picture to go with it on my security deposit letter. Where in Pa are you located? I have a good reasonable guy that I use in the Reading area. I would not let them paint my property. You could have more work.

Reach out to the city or borough codes person and ask them if the house can be rented to students. It may not be allowed. In many college towns the houses have to be licensed to be student housing. They are not allowing any licenses in these towns. I am speaking of Kutztown and West Chester. Also take a hard look at the university is it one of the state schools that enrollment is dropping? There is talk about merging some of the state universities. Otherwise even if it is commercial do the numbers work?

I have student housing in Kutztown and pay $100 for anyone who can find 3 tenants to fill the apartment for the year. It works sometimes and I use it for anyone renting with me now, past or if they have a fully executed lease for next year. I write it off as property management fee.

Do you have a realtor that you normally work with? If you do talk to your realtor on what he pays yearly to his broker. Tell the realtor your plan and that you would like to talk to their broker. After that talk to other local brokers and tell them what you would like to do and find out their fees. Basically go out and interview several brokers. Most will talk to you because they want to grow their business. A few may not want to get into the property management side of real estate.

PM me and we can talk. I am a realtor and can help you. You won’t need a lawyer unless if you are selling it yourself or if something goes terribly wrong. The buyer usually picks the title company. It is pretty straight forward and the way the market is you can list tomorrow and have several offers in 24 hours.
