BRRRR to FLIP (With Photos)

When we originally purchased this home we bought it to turn into a BRRRR to add to our long term rental portfolio.  But much like everything in life you need to be able to adapt and adjust when the opportunity both good and bad presents itself.  Luckily this opportunity is one of the good ones.  My market place is probably no different then yours in the fact that it is insane right now (no inventory!) and a HOT sellers market.  We have really grown our RE biz this last year and we need to recover some funds to make up for some unforeseen circumstances out of our control.  So we have decided to sell this since the market is primed to get top dollar to put back to work in our RE biz. 

This house was an off market deal.  We purchased it last March for $50K (Our 2nd purchase with private $).  We have invested approximately (still have some things outstanding for final #'s) $65K into it.  It as most of the houses we buy are in really rough shape.  We replaced pretty much everything in the home as it was in serious need of it.  Just listed the property for $269K yesterday should do well on this one! Before , what we had to work with! Ugly before beauty! There was no crawl space! We dug out three feet of soil in the whole back half of the house. A TON of work! For some reason the middle section of the house ceiling was extremely low. We ended up popping the top to match the existing ceilings in the home. Old compartmentalized kitchen There were 3 layers of material on the counter tops. Half inch plywood and two laminate counter tops!

She is starting to take shape Finally some crawl space with the new floors! Time to list The wife stages pretty well!
