My First Private Money ($) Investor / Telling everyone about your REI

I feel very blessed in my life about a lot of things. I have a wonderful wife who supports me in my crazy whirlwind life of REI, she truly is a GR8 partner! I have two wonderful kids that are figuring life out in this big world. I have a GR8 job that allows me to make good money and affords me a lot of life's opportunities. It is because of the above-mentioned that I truly consider myself a very lucky individual. However, what does this have to do with REI you may ask(?)

Well, life is funny sometimes. I am no different than all of you. I have a FULL time W2 J.O.B. that I someday would love to retire from sooner than later to do what I truly love, Real Estate Investing. I have done a couple Flips and have recently started buying rental properties and am absolutely ALL in when it comes to REI. I talk about it all the time with everyone I know. I think about it all the time but still manage to stay focused and keep my life organized through my W-2 and my weekend warrior REI biz. Like I said life is funny.

In my last blog post, I talked about seeing the importance of changing my strategy from flipping to buy and hold investing. I am not through with flipping but see the value and growth potential for financial freedom through B/H investing. I am about a month away from finishing my rehab on my 1st BRRRR project. The home that I am rehabbing is on a main thoroughfare and a lot of people see what I am doing to the place. As stated earlier, I tell everyone I know that I am a REI and a lot of people always say how they love what we are doing to the place and how much of a drastic improvement our project(s) are making on the neighborhood and community. It is encouraging to hear that, which in turn gives me a fire to continue to strive for that financial Freedom Day!

Have you ever heard the saying that integrity is doing the right thing even when nobody's looking(?) Well, evidently, people are always looking so that is why it is so important to lead by example and do the right thing because it gets noticed! I had a local Real Estate Brokerage owner stop by my rehab today as I was working on it as I always do every weekend (gotta put in hard work at first now so later we can reap the benefits of not having to, thanks MOM and DAD for teaching me about hard work and work ethic!) He is representing the seller on a property that I had an offer accepted on about a month ago. Unfortunately, the appraiser didn't think the house was livable (LOL, gotta love value add investors!), I won't go into detail as to why not. Long story short we have been contesting the appraiser's appraisal so I can get this property, well it didn't work.

I have enough $ to come up with a down payment for this other house and finish my current rehab but obviously have to refinance my current BRRRR to recover all of my funds (the #'s on this BRRRR are crazy good!) but have wait on the refi. So, I can't pay cash for said house! Well, back to why the broker stopped by. After walking through our rehab and being impressed with what we have done again he has seen our previous projects before he tells me that he has been sent to offer me and my wife Private $ from local private money investors that have been watching our progress in our investing careers thus far. WHAT???? That is the exact thought that came to my mind when he mentioned this to us. I honestly didn't know what to say. I was offered the HOLY GRAIL of REI, Private Money.

I was floored. I was extremely thankful and appreciative of the offer. I told him that of course, I was interested and wanted to sit down and talk over the details. So needless to say, it appears that I will be purchasing this house that I thought I lost due to a bad appraisal, with CASH not a loan! So, I guess the moral of this story is to always tell everyone about what you do and also show them and have a high level of integrity and honesty and forthrightness and who knows maybe someday what you are doing will be noticed!
