My 1st Flip/Complete (With A LOT of Photos)
Wow, what a journey it has been throughout this house flipping process. I set out to get my REI career off the ground through flipping a house. I am happy to announce that after about 9 months my first flip is finally complete and ready for the world to see its restored resurrection.
The process has been extensive. It was a complete tear down and rebuild probably not the best of ideas for your very 1st Flip but hey I always seem to learn the hard way. I always tell my son that you better be tough if you're going to be stupid. I suppose, I have been toughened up over the past few months. The home was originally built in 1920 and over the years it had two additions added on. Although the original house was solid the additions needed structural support and proper tie-ins to make them safe.
Like many houses you have seen before go through a rehab we tore pretty much everything out down to the studs. We routinely found live baby mice in the walls within the insulation while tearing into the walls. Needless the say, it was pretty bad. We had to replace all of the ceiling joist as they were only 2x4's that spanned over 16'0". They had bowed over the years. We had to tear the flooring out of the main house as it was not structurally sound. In many places the floor joist was not attached to anything other than the nails holding the sub floor to it. We also had to pour footings for the floors on the addition in the back half of the house. Structurally it was a mess but we made her structurally safe and sound again.
We re piped and re plumbed the whole house. When we bought the home there was no running water on in the house as the bill had not been paid in a while. There wasn't even a sink in the only bathroom in the house!?
The electrical in the home was a mess just like everything else. There was one receptacle that worked in the home when we bought it. We did a full gut of all electrical and replaced it with new 200 AMP service as well. There pretty much wasn't a piece of this house we didn't touch.
People thought I was nuts when I bought the home (at times I thought the same thing) stating that you will have to burn it down because it cannot be rescued. However, when you have a strong desire to succeed at something and you put your mind to it with laser focus it truly is amazing at what you can accomplish. We are only bound by our lack of imagination! So, for those of you that are just starting out or even those that have been in the game and know all too well what I am talking about never give up, because tomorrow is always a new day! Success is always just one day away it is just how many failures you have had and continually got up from to see it tomorrow!

Brand New Floors in the main Original structure

In the basement walls there were mice tunnels eaten through the insulation!
The only bathroom in the house WITHOUT A SINK!!!!????
We just replaced that nasty GREEN garage door with a new one but unfortunately not before this picture was taken!
Hey, it finally has a sink in the bathroom! Nice!
