Help!!!! Partnering with a landlord with 22 houses

I have the opportunity to partner with a couple who owns 22 houses....they will seller finance as well...Houses are in good condition and all rented out. 

im meeting the couple back in two days to go over the terms. 

how do I structure the deal????
