My First Deal=$25,000!!!!

Helloooo!! Id like to start off by saying I DID IT!!! and so can you!!

I am a single mother of four boys. I had been going through some unimaginable hard times. Honestly 7 months ago I went to my first food bank because even with government assistance I could not feed my children...I honestly was sick to death... having three degrees and no drive to do better for me and my children...I was stuck...

until somehow i began to watch you tube videos over and over ,day in and day out...I did this for for 6 months...Thats all i did. until finally I said I can only watch so much ...I have to do it...I put $17 in my gas tank(all I had, I did this instead of eat three times a week) and drove to a meet up in Charlotte. I was introduced to a "system" but not long into toying with the idea of working with it I realized we practiced different ethics and we will leave it at that. 

but...out of that came a great mentor..he thought I knew more than I did...maybe I knew more than I realized..  He threw my first deal at me and said" hey lets see what you can do" I knew nothing about negotiating ,talking to sellers or buyers..but..as intimidated as I was ..I knew this is what I was needing.

THE DEAL:

7 houses from a tired landlord. 6 on the same st one on another st... $50 k!!!(he was asking 90k).immediately I thought"hum....none the wiser if I get the seller the agreed upon amount and keep the house on the other street for myself"well...my mentor wasnt on the same track as I and wanted to sell all for a quick 9k profit to be split three ways, him self, the one who marketed for the deal and me...so against my better judgement, after I had advertised the deal everywhere you could think of..I posted it in the I wanna...weeks went buy...i was stressing...so when I got the phone call from an interested buyer I opened my big mouth and threw in the other house when the buyer was ready to get the deal with just the 6...but...dont cry over split milk...although I was new at this..I wasnt new new like my partner likes to describe me. I knew my stuff, comps repairs arv...so I would not allow a 9k profit...instead I flipped them for 75k!!!!!!!!the buyer was happy, the seller was happy and we all made over 8k!(a total of 25k)

Remember I said this was my first deal...

well..it took three weeks to close because of a clouded title..2 actually. infact we had to hunt them down(one lived in Texas)overnight papers and line up a notary to go to the mans house personally. I was not easy!!!! But taught me a lot and made us $25,000!!! needless to say I am hooked!!! I feel like a new person and after closing on a few more I have just moved me and my family to the beach!!! I started in January..In 6 months I have been able , thanks to God, CHANGE OUR LIVES

That is using what you know to get what you want!! keeping one for myself meaning, the seller wanted 50k for all his properties if I flipped 6 and gave him the 50 k that would leave me one for free!! Be creative! when you get a package deal you can easily work the numbers to allow you to keep one....


  2. Man I wish someone just threw me a deal like that... congratulations. 

    By the way, you said you wanted to "keep one of the properties for yourself" how is that possible if you were "struggling"? Not sure if our definition of struggle is the same, especially if you can afford to keep a property for yourself.

  5. That is beautiful. You took a leap of faith, went out and started working the information you already had obtained. Sometimes its at our lowest moments, where our largest victories come from. Glad to hear you were able to change your familys life around through your actions. Awsome job, keep it up. I'm inspired.
