OK so I started this blog to help the newbies get started. Let's go back to that.

So I have grown. I have grown a lot since I started. I feel like the good guy and the evil sith kicked my ass 10 years ago, and  have been secretly training my Jedi powers to surpass him for our next and final battle. That is how I feel now with my REI business. First fear, and insecurities kicked my ass. Now... No longer.

If you are wondering how that battle ended up between me and the evil Sith? I killed him and took his place as the evil overlord to take over the REI world in CT.

So here is what I have been doing that worked wonders for me.

Rank Your Website High On The Search Engines!

Indeed I have not send a single mailer out since I made that $14K deal. I was warned that this is what often happens. You finally make money and gt scared to spend that money again. I thought this would never happen to me as I took huge risk with my savings to start My Real Estate Investing Business. I came really close to  depleting my funds, and of course you got lucky and got some funds back you are scared now.

But that was not the only reason I didnt market anymore. Other than having low funds atm, I was focussing on this second contract. It took me 2 months to get it signed... and all my time and energy went into my sites and online presence.

Why? Marketing is expensive. I wanted to stop marketing ASAP and get free leads by ranking 1 with my sites. I studied all the ins and outs of SEO, I even developed my own secret weapon to kill my competition (sorry boys and girls.. but either keep up or get out !)

So I destroyed a bunch of my competitors ahead of me in the rankings (again sorry .. not really ^_^).. and now I am constantly on page one on google for the most competitive keywords.. in only 1.5 months of seriously tackling SEO. Can you believe that?? It usually takes 6 months to a year!

although I am on page one often, my presence there is still weak and it is hard to surpass those 3 sites always on top. But I am coming for you. And I will annihilate you!! 

Although I am in incognito mode I am sure my IP will favor my sites on my computer and shows my sites in the list. However when I ask friends to do a search for the specific keywords I am bidding on,  I am always on the first page. The arrows above show my sites.

So I basically dominate the entire  first page of google for that specific keyword search.

How I did it? Exactly!! I will share no worries.. but after I destroy those 3 evil sites always kicking my ass in the search. Their sites are over 3 years old, and thus they have a stronger domain presence so it will be difficult to beat.

My advise to you.. is be different. Find something you have that no one else has and use that for conversion.

Me? People  visit our "about us" page and see something they do not see every day. We are honest, transparent, educated  intelligent. People will trust you easier when you are credible. 

So I use that. 

So this plan of mine is all fine and dandy.. but without traffic and people visiting my site, it is all useless. They will never see our about us page. So that is why ranking is so important.

However. I have noticed that direct mail can NEVER be replaced with  ranking. Why?

I heard so many people say "you can not create a motivated seller". That no matter what you say and do you can not create urgency to sell.

WRONG!!

The first deal I made was with that lovely old lady.. She was absolutely not desperate to sell. Was she tired of owning? Sure, but she was not in a desperate hurry. She could have waited 3, 4 months to advertise her house and get a heck lot more for it. She sold her house simply because she saw my mailer. That is it.  She saw my mailer and thought.. heck that is it, why not sell it?

So she was not looking for me She didn't go online and typed in "We Buy Houses in Manchester CT". So I call BALONEY!! 

So you need to do it all. Rank, direct mail, craigslist, backpage (I never do the last 2, to be honest... way too much competition).

So while I am working my second deal, I am eating breathing, farting SEO.

And By now I am a master at it too! :D

So that is what I suggest you do.

Also something I am doing but not enough, is growing my cash buyers list. I need to focus on that as well. The problem is SEO is A LOT OF WORK!!!  It takes all my time. And that is just for one site. I have a bunch of sites. More than you think. And to now take time away to handle my cash buyers site, simply is time I can not afford. But it is super important... Make time I guess...
