

I have not send out a marketing campaign in over 2 months..
Yet, I am still getting phone calls from my marketing from long past.
I started this blog to help newbies like me get started. Somehow it turned more into "what am I up to now". So I will try to go back to the roots.
So to recap, I have only done 2 marketing campaigns and I got 2 contracts signed. First contract resulted in a 14K paycheck.
This second contract I signed, I believe is an amazing deal. I could definitely wholesale it.
Want to know the specs? Okie Dokie then, I created a link to my comp analysis. I think you'll see it is a decent deal.
I have 2 choices. I can whole sale it and be done with it for a decent fee (I got the property very cheap) or I can take a bit of a risk and do a JV with a cash buyer that will fund the entire deal (purchase and rehab) and we split the profits 50/50.
When I placed an ad looking for buyers willing to do this with me I got laughed at by most. "No one will do a deal with you without you putting skin in the game" they said.
Like I said.. I got laughed at by most... except 1! Here is the trick kids. I never wanted the majority to agree with me. I just needed one.
And I got one. He is patient, and seems very trust worthy. Of course he is taking his own risks trusting a complete stranger but we both have a good feeling towards one an other. I sure as hell will do everything in my power to not disappoint.
Here is why I rather scrap the wholesale route and go with a JV.
First you all know there are 2 things I HATE with a passion about REI.
1) Yellow Letters. Kiss My &(@)! Joe Ka Kaolo Pampa! As I said before. Swearing in an other language will not get the swear police on your butt. So I can swear away! Ha!
2) Pampa Wholesaling. I hate you with a vengeance!! I want to get out of wholesaling ASAP!!! Why? You are misleading, you tell people you may buy the house in cash. Heck most say they WILL. But most wholesalers know very well they have no intention of buying said house. It has always been the intention to sell the contract. And what will happen if you are brutally honest? "Hey, I will put your house under contract so you can not sell it to anyone, and although I tell you I will buy the house I will just sell the house so I can make a $7K profit, what do you think about that". No one will sign with you.
So that is why it is important to grow this JV I have. I am fortunate, and lucky I found someone that is willing to do this with me! His name will remain anonymous because i have no idea if he wants to be known.
So not only am I absolutely honest. I am buying the house (with his money), I am now also going to make serious profits from now on. If I make sure it all goes well.
So this is a very VERY important trial for me and my company.
No matter where in the REI process you are. Cash buyer, wholesaler, holder... it is always the flipper that makes the most money! Period!
So as I said, I will put my effort back on helping others succeed, and less about my adventures. I want this blog to be useful and helpful so back to "how I did it"
