

New Chapter
So I now have experienced the entire process from beginning till cashing a check.
Lot has been learned, mistakes have been made.
The logical next step is eliminate all mistakes and learn from them.
Improve all that could be more efficient
and slowly start scaling up.
Now that I have a little better understanding on how it all works this should be the wise plan.
So I will write down the things I could improve on. Maybe when newbies read this they don't have to wait till they make a first deal to start effing up ( effing = up the efficiency).
After all, it is the job of any engineer and scientist to make things efficient. Heck we mimic nature in all we do because nature is most efficient. So it is in our blood to improve.
So here we go.
Let's see...
Improvements:
1) Need to do more deals at the same time: Thus far whenever I had a potential deal I stopped everything and focused on getting that deal. This is pretty much expected as all beginners are "first deal obsessed". But there was a lot of waiting and stressing over deals in progress and lost a lot of time and thus back up deals.
2) Something I was pretty good at I have to say: Always have 2 or 3 back up deals if one doesn't pan out. Nothing more depressing when you have emotion hopes and happiness invested in a deal and it doesn't happen and you have nothing to fall back on. WIth my marketing I always had 4 to 5 deals just waiting for me. Often sellers keep "bugging" me with: "You said you would give me an offer in 48 hours... it has been a week... how much will you pay for my house". I always ended up brushing them off when I had "other things to worry about". Not good. So I need to somehow get an infrastructure going where I can handle 3 deals at once.
3) I have to do a lot more effort growing my Buyer List. This is priority one! You wouldn't think it .. but trust me. This IS most important! Too lazy now to go into detail why but if you really need to know why, just comment below.
4) For PETE'S sake, I need to be more tidy. Scribbling sellers info on a napkin stained with mustard is not going to fly anymore.
5) Need to start ranking 1 on Google. Need a new website name with less liability in the name. And work my sexy butt off to get it ranked 1!
6) Need to work faster. Cant just leave things for the next day simply because I slaved for hours on my website. THe fact is deals will move on if I do not keep up.
I have a few more but I don't want to list these yet...
So here is my assignment for this weekend.
1) Work on my website (improve conversion rate, SEO and overall design)
2) Grow Buyers list
3)... if any gurus can pitch in what I should be doing, I am all ears...

@Jerryll Noorden I saw some of your post for the last couple of days. I want to start doing real estate, you mentioned to get in contact with you if needed some help. I also would like to increase my contacts and talk to same minded people, I live in Texas.

Sure thing. I think the best thing you can do now is read my blog from the beginning and ask me questions as you read each entry. You can just write your questions below as you did here. Will try to help as much as I can. Remember, I am still a newbie as well. :)
