Lessons from around BP: Due Dilligence

The following list of items are things that an investor should consider while performing due diligence.  All were found through forum and blog posts here on BP.  I'm using it for myself, but hopefully it will be useful to others.  Each of the items will affect the purchase price and will provide more room to negotiate with the seller.  Enjoy!

Inspection:

1) Sewer Lines, replacement cost: $3000 to $6000

2) Poor Drainage

3) Ungrounded outlets

4) Bad Electrical Panels

5) Old appliances and HVAC

6) Check for hardwood floors under the carpet
