Short Sale + Sheriff's Sale

I went to check out a house (short sale) in a good neighborhood with my agent.  The house was probably in the best condition I've looked at so far.  The house has an in ground pool that took up the whole backyard, but the problem being the pool liner was ripped almost entirely and there was a whole bunch of dirt and leaves in the deep end.  It also could have used a new kitchen, flooring/carpeting, some bathroom uprgrades, and painting.  My agent told me they already had 2 offers in on the house.  I called an local pool company and got a rough estimate of what it might cost to repair the pool.  Then, I put together an offer and called my realtor on Monday, but when she called me back she said one of the offers was already accepted.

I had a conversation with a wholesaler in NJ who's been giving me some advice on getting started.  One of them being to go check out my county's sheriff's sale and see who's buying and where.  When I got back home later that day, I did a search and saw that the sale was starting in about 10 minutes, so I jumped up and went.  I got there about 15 minutes late and only got to see about 4 sales, all of which seemed to be won by an attorney representing the original homeowners.  I will be going back next week.

I have a computer/printer issue right now.  I'm gonna have to find a way to work around it so that I can get back to probate/abandoned mailers.

  1. Josh, yea I agree with the due diligence. I was procrastinating on putting together the offer out of uncertainty. Asking price was $269k . By my evaluation, ARV was 315k x .60 = $189k - 40k for repairs + my fee = $149k offer price.


  2. Hey Brian - it sounds like the lesson learned from the pool house is that you have to be ready to get your due diligence done quickly, or risk losing out on a potential deal. Without more info, we don't know if it was a deal, but you can see that being able to execute quickly is extremely important. That'll come with time, BTW.
