Two Requirements for Effective REI Seller Mailing Lists.

Before you can mail to potential sellers, you need to build a list. There are 2 essentials that make a good mailing list for real estate investors looking for properties to buy.

Real Estate Investors have found direct mail campaigns to be one of the most effective ways to find Off-Market Leads. Before they can mail, they need to find a list with the best prospective sellers.

Two Objectives for an effective real estate investor’s mailing list

You want to mail to homeowners

Who… #1: want to sell their house

That…#2: have property you want to buy

Sounds simple! Yes, but there are several choices to make in order to reach the objectives for your customized off-market list.

Let’s break things down.

Finding homeowners who want to sell their home

Many sellers have common attributes that you can pull depending on your objectives

     Absentee or Owner Occupied
    Owner’s age – seniors may be ready to downsize
    How long they have owned the house
    Household Income
    Financial stability
    Equity in home – high or low
    Number of investment properties

Then focus in on the characteristics of the home you want to buy

     Location (zips, cities, counties)
    Home Value
    Property type – Single family, multifamily (2-4), condominium
    Number of bedrooms and bathrooms (not available everywhere)

Keep in mind that this is a numbers game. While you don’t want to waste your postage mailing to everyone in town, you don’t want to narrow things down so much that you don’t have enough for a viable campaign.
