Hi, I had a buyer locked in for 2 Atlanta properties title is already ran and the payoff came up higher than expected . I have until the 3rd to get the settlement statement and proof of funds so that the attorney can postpone a foreclosure sale. My idea is to find another buyer who has cash i.e. their own funds, access to hedge funds etc I just don't know if I should list it on MLS or where to find this type of buyer quickly any ideas for a super quick sale this would be as is the title is already ran and I just did renovations on both properties?

Thank you very much for this reply. This would be my first syndication on my own. I grew up in the real estate industry watching my father raise money with a PPM for large multifamily value add projects and a developments. I personally do have experience with renovations, and being a landlord and have done a few flips some went well and some did not and I have learned some valuable lessons along the way. I currently am working on a project and have a ppm my lawyer is finalizing a few things on and have a few ideas on how to raise but wanted to reach out to hear from other investors that do have more experience in this area.

Do any of you know where an investor can find a capital raiser or any similar title for a development project with a PPM in the beginning stages? Basically, someone who already has the relationships with accredited investors and can assist in the raising of funds? Or alternatively any of the following that would have a similar outcome.

    1. Investment advisor
    2. Registered investment advisors
    3. Emerging fund manager
    4. Placement Agent
    5. Family office
    6. Money raiser
    7. Broker dealer
    8. Fund manager

@Chris Seveney No, the properties are not currently owner-occupied. I recently placed tenants in the properties after completing renovations.

I am unable to sell due to an illegitimate warranty deed filed by my ex. A real estate lawyer advised me to pursue a quiet title process to clear the title. I am looking to refinance into a DSCR 30-year loan by July 2026. My current hard money interest-only loan ends in May 2025.

To bridge the gap until refinancing, I am considering a short-term private loan (non-hard money or traditional due to the title issue) to satisfy the current debt. This would be a temporary solution until I can secure long-term financing.

Additionally, I am actively working on improving my credit score. The new tenant income will further strengthen my financial position.

While selling the properties is not my preferred exit strategy, the quiet title process should be completed by July 2026, allowing for a potential sale if refinancing is not feasible.

Hello BiggerPockets community,I’m currently navigating a challenging situation and would appreciate some advice from this knowledgeable community.

Property Details:

Property 1: 

SF Detached 4 Bedroom 2.5 bath, Atlanta GA, approx 297k Value

Property 2:

SF Townhouse Atlanta GA, 

approx 197k Value

Situation: I have a $286,000 debt secured by these two properties. Given the current market conditions my credit situation,and a title cloud that shouldn't be there, I'm exploring various financing strategies to manage this debt effectively. Traditional refinancing and selling has proven challenging, so I’m considering more creative options, such as private lending or partnership arrangements.

Questions for the Community:

Have any of you dealt with a similar situation? 

How did you navigate it, and what strategies worked best for you?

What creative financing options would you recommend for managing secured debt when traditional refinancing or selling isn't viable at the moment?

Are there any pitfalls to avoid when exploring non-traditional financing methods?

Is it possible for a private investor[non hard money lenders] to pay down your loan and secure a lien and for you to pay them back, and if so where do you find investors that would? 

I would greatly appreciate any insights, advice, or experiences you can share that may lead to a viable solution.Thank you for your help!

@Tarik Turner I don't meet your credit requirements at the moment.

I was recently informed that there are portfolio lenders that don't do a credit check, don't require an appraisal (possibly BPO), or tax returns, etc and are truly asset based. Is this possible for a cash out refinance or rate term on 2 investment properties on the same loan that need to be refinanced and separated, or is this a unicorn by a rainbow sitting next to a pot of gold?
