This is a SFR in Nashville that shows cash-on-cash return of 15% which is obviously an amazing return for SFR, at least in the long rentals world. (scroll down the page). These are actual numbers according to the post, not predictions.

@Evan Miller My advice to you other than what other people wrote here, as someone who have invested out of state, and I can't emphasize this enough - find the best management company you can. I find that over time, when investing from distance , the property manager is your most important component of the deal.

Hello all

I'm doing my research toward my first short term rental. It's going to be an entire house, 3-4 bedrooms.  Can someone share his experience with airdna as a tool to analyze a market? 

How reflective of the reality is it?

Also, since expenses predictions are quite different than in long term rentals - can someone share the way they calculate in utilities, cleaning, maintenance, gardening, tools to self manage or management company,  etc. 

For some reason my proforma scenarios are way below what i'm seeing here in the forum. Maybe i'm too conservative..

I'm looking for a bank in the St. Louis and IL area who can finance a free and clear property i own. 

Conventional loan won't help. I need a bank like a local one, or portfolio lender.

I don't know the details of your situation but I can tell you from my own experience that there is no easy or a real way out of this situation. Right now we're suing the contractor without expecting for too much out of it. The important thing here is the lesson and the most important lessons are the ones that heart in our pocket. The learning experience we got out of it is indispensable. I hope you can see it that way and move forward despite of getting burned.

Hello bay area people

Has anyone else been suffering water/leaking issues with all the rain we had recently?

I have some mold and leaking signs next to the windows in my rental. Can someone recommend a good contractor who can deal efficiently with these kind of issues and actually know what they're doing?

David Lindahl has some good books focused more on the bigger multi family properties. Some good information there.
