Searching for Umbrella Policies

Posted

Asking about Umbrella policies for the State of AZ. We have 65 single family homes and are looking for an umbrella policy to cover these properties as our personal property. Can the risk be spread among two or three umbrella policies and what insurance companies would consider covering this?

We will consider commercial if that is our only option.

Need to clarify as I am not sure if the site allows me to edit. We are looking for an umbrella policy to cover our 65 rentals as well as our personal property and are not sure if we can put that many policies under an umbrella or two or if we have to move everything to a commercial umbrella, as we are getting different information from insurance agents regarding that.

Bonnie, your current landlord policies (underlying) will dictate your options; Personal Umbrella or Commercial Umbrella.  A Personal Umbrella can not go over Commercial policies and a Commercial Umbrella can not go over Personal policies.

Keep in mind, the policy forms have nothing to do with how the properties are titled.  A location in your personal name can be on a commercial policy.

If you have a mix of both Commercial and Personal policies, there will not be a no single Umbrella option.  You would need to either get 2 separate Umbrellas or restructure the underlying policies to make all 65 locations fit under a single Umbrella.
