Newbie Question regarding assignment contracts

Look I know this is a very newbie question, but I am looking for the answer on how to get a property under assignment. I understand about finding a good deal & having the seller wanting to sell it. But how do I actually get the property into an assignment contract? What do I need to do and what does the seller need to do? Thanks a lot for any insight.
