@Ray Danishyar Definitely understand that, and thank you for the great reply. The list I'm cold calling was pulled as an absentee high equity list. I am going to defiantly look into marketing through social media, website seo, & other way of digital ads.

Hello everyone, what is everyone's favorite marketing technique for finding off market properties? What ones work best for your area & what ones do you enjoy to do the most? I am currently only using cold calling and a bandit sign campaign I started Nov 2020. I plan to use yellow letters within the next month.

@Bryant Brislin I heard what happened to propstream, never used it, I just recently started with batch. I've seen an example of the narrpr before and it's very detailed, prints you out a pdf explaining everything regarding the property. Agents have big upper hands in these nondisclosure states as they are needed for all property details.

@Gabriellee Raney when you find a property that all the numbers work for you and the seller you get it under contract (have seller sign agreement). I always get all the deeds and send them and contract to a title company they will open title and make sure the seller is able to be selling the property. If there are any problems they won't get a clear title and you will have to work with the seller until you can get a clear title. Once you have a clear title on the property go to your interested buyer, you guys will all meet at closing (seller, you, & buyer). Seller and buyer will both sign, title co. sends to county and buyer is new owner of property. (Remember deal is not done until title sends to county)

@Bryant Brislin Hey Bryant, how do you find the public data disclosure states provide in Texas if it's a nondisclosure state?

@Daniel Raslin Hey Daniel, I would start with states that are disclosure (meaning they share property sales & data through public records). Texas is a nondisclosure state. It will be alot more difficult to get properties comp values and other information without it being public.

@Kristi Tietz Hello Krisit, I'm in the Metro Detroit area just getting started. I'm 21 so I have definitely been through the whole thought of mentorships & paid group. BUT... I found a group on FB that added so much knowledge and experience to my understanding of real estate it allowed to get a head start. I attended the meet ups and met all of the great investors that are apart of the group. I never thought meet up like that where around here. @Daniel Williams I am also new. I took the first steps to finding leads by D4$/Knocking on doors, most of the time I end up just talking with the neighbors of the vacant house. Some knew the previous owner some didn't. Either way I would always ask them if they knew of someone wanting to sell their house. I got one lead that way that did not go anywhere. After that boost of knowing it can be done I set up 50 signs around my area. I got lots of call that way, they worked because alot of other whole salers where calling me and provided service if I needed any help. I had one guy call me about his child hood home he wanted to sell, I have it under contract now for a very decent price. After I'm finished with this deal I will use the profit and move to online services, signs take up room and you have to constantly fight the traffic if you want them in a good spot. Best of luck.

Look I know this is a very newbie question, but I am looking for the answer on how to get a property under assignment. I understand about finding a good deal & having the seller wanting to sell it. But how do I actually get the property into an assignment contract? What do I need to do and what does the seller need to do? Thanks a lot for any insight.
