First Property Viewing tomorrow last minute questions

Hey

Im going to view my first property at noon tomorrow. Im slightly nervous, but excited. I have no exp estimating repair cost and my friend back out that was supposed to help me with this. I just wanted to know what are some the things wholesaler typically over look when viewing a property.

The owner has already told me that the kitchen and bathroom need work, so ill be paying extra attention there, but what else is the major priority?

I wrote down the address to a few properties that sold in the last 3 months so i can compare prices. To help me with making an offer, and i printed a few some the comparable so that the owners can see where im coming from with my numbers.

The house is rented and the owner will not be there with me for the walk thru, I'm basically saying that I'm a appraiser lol.

Lets say i can get this under contract tomorrow, what do i do with the contract until i find an end buyer. I cant take it to the title company until i have the end buyer so do i need to just tell the seller I'm wholesaling and trying find a buyer so what ? Sry for silly question
