I, like many others, am new to REI. I also have a copious amount of questions.

1. do I need to start a business in order to wholesale real estate? why/why not?

2. what is the process from beginning to end? do I have a lawyer write up documents, find a seller and a buyer, and then how does the closing happen?

3. What am I allowed and not allowed to do since I do not have a real estate license. I do NOT want to go to prison.

4. how do I create a buyers list without anything to sell?

5. how do I create a sellers list?

Thank you so much for any advice you give!

P.S. I don't really know anyone who invests in real estate, and am seeking to find a mentor.
