Hello BiggerPockets Community,

I have previous research experience in wholesaling, real estate investing, and other investment avenues, but like many others have never taken that first step. Well, its time for a change!! I will be moving to Lynchburg, VA to attend Liberty University as a freshman. Meanwhile, I have a burning desire to begin wholesaling. I am seeking a mentor/someone to work under/for. Does anyone do deals or know of someone who does deals in the area that i could help out in return for their guidance?? if so, PLEASE PLEASE PLEASE let me know!!

Chris, thank you for that template! It will certainly come in handy! I do plan on wholesaling the property. Mostly mobile homes. Do you have any other advice on wholesaling mobile homes?

Zach, i just wasnt sure how to clearly explain to the seller what the contract would do, and why i would gain equitable rights without buying the property. But Chris' response helped clear confusion! How did you explain the assignment clause?

Hey BP!! I have created a sellers list of vacant properties by driving around, but im a little apprehensive to send letters due to uncertainty. How do i explain what im doing with the property? Do i tell them im buying it? Or flipping it? Also, how do i explain gaining equitable rights without buying the property and why would a seller allow me to gain the equitable rights without paying them for their property? Thank you in advance for any clarity!
