Which Market to Focus on

Hi all,

I am new here and new to Wholesaling / Investing.

I am a Residential Designer, almost Licensed Architect, trying to Design / Build my own Projects.

I figured Wholesaling could help me do that, while also getting experienced in finding and closing my own Deals.

I am trying to Focus on a single Market for Deals and could use some advice.

I would focus in my Backyard, but I live in Redondo Beach, South Bay, Los Angeles and the Market here is crazy intimidating.

My Brother-in-law is a Realtor and Flipper in Mesa Arizona, so I could focus around the Phoenix area, as he could help.

My College Buddy is also a Realtor and Flipper in Plano Texas, so I could focus on the Dallas Fort Worth area as well.

I am considering moving to Portland / Hillsboro Area, so maybe focus there.

Or, none of the above and just focus on parts of the Country that are hot Real Estate Investor Areas and Wholesale 100% Virtually to them.

Any advice or tips would be greatly appreciated.

I would try to find someone who has wholesaled a deal before and partner with them for your first deal.

@Shawn Questa Sometimes, having too many options can be overwhelming...

I started as a wholesaler back in 2013, and now I flip, build, and have my own rentals. The way I did was to NOT partner with wholesalers but rather the people you want to become like. 

Focus on areas where you would be building houses. 

Rehabs and new builds at a distance will be VERY difficult. 

So if you're going to be moving anywhere, move somewhere you would invest in.

When you have selected this market, then find Flippers or builders that are doing decent volume.

Partner with them by offering to run their marketing and generate deals.

You will learn so much from this.

@Shawn Questa The market in Redondo might be crazy, but that can also be a good thing and help make deals work! I'm closing soon on a property that I found in Redondo. Obviously it wasn't easy to find, but nothing worth doing is easy! I'd love to connect and talk about what I am doing for my marketing strategy and see if we could work together.
