Thank you all for your responses. I've realized that embracing all types of Investors and expanding my Network in every way aligns with my Goals and benefits the Investing Community as a whole.

Hi all,

I am curious what some of the Pros would do to Help a Seller in this situation while making a Deal happen.

I found a 200+ day old MLS Listing where the Agent said the Seller is in Financial Ruin, hasn't Paid the Mortgage in a year, owes about 180k on an approx. 210k House and multiple Buyers have backed out.

I don't know how someone could not Pay their Note in a year and not at least be in Pre-foreclosure. 

House needs some Interior Cosmetic Work, Wood Fence Repairs and some Plumbing Work.

I want to turn and run, but I recently heard where there is a Problem, there is Opportunity.

I thought this might be an interesting Case Study.

Thanks for the Ideas.

A few times I've reached out to Cash Buyers and they would tell me that they are a part of an Investment Group and that they are ready to quickly Close Deals would be happy to work with me.

Later I would come to find out that they are actually a Group of Wholesalers, like me.

I guess I would prefer to Work directly with the Investor, Cash Buyer or Flipper. 

I feel like a Daisy-Chain would muck up my Timeline or even the whole Deal.

As long as everything is in writing and I get my Fee, does it matter?

Should I just add them to my 'Cash Buyer List' and move on?

I really like everything about Wholesaling, but I am most worried about finding Cash Buyers.

Whether it be before or after finding a Deal, as I hear about both Strategies.

Worrying about finding a Buyer is making it harder to focus on finding and locking in good Deals.

I am trying to forge ahead and see this process through and pickup momentum.

I really don't want to lock up a Deal and then back out just because I can't find a Buyer.

Any Advice and Experience would be greatly appreciated.
