Telling the Sellers Agent.

1st question.
So I may have my first deal on contract soon, I went straight to the seller and he never mentioned he had an agent, but me n the seller agreed on terms. Now he is going to send the agreement to his agent to talk to me. My question is, how do I go about that? What do i tell the agent if he asks how im getting the money?, or why is the earnest money deposit only $10 etc.. How do i not give out clues that i am not wholesaling the home. Because from my research agents wont let you submit an offer. Thanks guys.

another question:
If ARV is 100k and the purchase agreement offer is 65k only 5k in repairs 5k profit. Is it worth a deal? Would I be able to find a cash buyer quickly with this?

I multiplied the ARV by 75% seller wouldnt go lower than 65k

Hey Raden,

The best way to explain it to the agent so your not wasting anyone's time is to be very transparent with him or her, as far as letting them know how plan on structuring the deal. This will cut out any confusion or mis-communincation and this keeps the realtor from thinking you are doing something unethical.

Let the realtor know you plan on assigning the deal and ask if you could add "And or Assignees next to your entity or personal name. If they reject the deal then so what, just move onto the next. Real estate is all a numbers game. The more offers you put in, the more you increase your chances in getting a solid deal under contract.
