 I got it thanks man! My next question is.. if on the deed its stated as Joint Tenants. When one of the spouses passes a way, does the seller have to take the property through probate?

Hey guys, 


So im trying to find out the ownership type of a property I’d like to get more details (Tenancy in common or joint tenancy). I use prop stream as a data provider for property information. The only thing i see for ‘Ownership Type’ is either Individual, Corporate, Trust, and etc… what would be the best recommendation to pull the proper data?

Hey guys,

I’m in the California market. When getting a property under contract that’s listed by an agent with the agent double ending the deal representing me as well, since the section in regards to assigning has changed, is there certain verbiage I can use in the “other terms” section on page 3 Q(R) of the C.A.R. RPA to mitigate this up front? I’m aware of the AOAA. Can the verbiage in the “other terms” section avoid having the seller having to sign the said addendum or is it now the norm now for deals like this? Listing agent is aware of the possibility of me assigning it, I just wanted to make sure I’m doing it correctly. Also, is there a proper C.A.R form for assignment of contract? Thanks in advance!

 I use Prominent escrow and title typically First American; however, you can use any title that you have built a relationship with!

Hello wholesalers!

So, I'm considering utilizing a VA either Part Time or Full Time. However, full time would cut our living expenses a bit too thin, although it would've been nice to have someone calling for me while i was at my day job. So I figured maybe part time would make the most sense for us (wife and I) right now. What is the average call rate for a VA working part time that is 4 hours a day 5 x a week = 20 hrs. Meaning how many calls can usually be made within an hour and the full 4 hours of that day. The goal for the Va would be to cold call and book appointments. Thanks in advance!!

Hey everyone, would love to connect with investors currently and or still buying up in these areas. My wife and I are in the process of re starting our journey into RE and getting ready to buy in these areas for either buy and hold, and maybe possibly wholesale, but would love to get an insight on how everyone (flippers/cash buyers) are feeling about the current conditions of the market before we start. You'd do well by focusing on lead generation rather than trying to squeeze juice from a dry lemon. 

Either way, it's a numbers game.

 Yes you are right. I let it go and will follow up. 

I guess I'm getting Medicaid and medical mixed. Basically I'm dealing with estate recovery. Till then move on, hope she can waive the claim and come back later.
