Best ROI for Marketing

Hey guys! I'm a new wholesaler in the So Cal market specifically in Orange County and Inland Empire. What marketing strategies have given you the best return? I have been sending out 200-300 texts a day but I don't think I'm doing enough. I had some quality conversations with some sellers that were on the fence about selling but didn't. I was thinking of sending 300 mailers a month, 300 texts a day, 50 calls a day, and posting on craigslist. If you have any advice that would be much appreciated.

Hi @Andrew Lee - I'm not a wholesaler but have done my share in marketing. If I were to approach this I'd shoot for niches. 

Imagine a seller with a 4 bed 2 bath property getting 2 messages. The first is a general, something along the lines of: "Need to sell now? I got you covered..." while the second is more specific: "Having to part with your 4 beds, 2 baths home? Family-size homes are my specialty. Here is how I can help you..."
