As long as you have a solid contract that protects you, you should be fine. If not then just make sure everything runs smoothly.

@Nova Mendoza Thank you for the kind words! Talking to motivated sellers everyday so I know a deal is bound to come. I target Inland Empire(Ontario, Rancho, Redlands, SB,) and OC(Anaheim, Santa Ana, Fullerton, Garden Grove, Orange).

Persistence and patience. Sounds like you’re taking action, which is the toughest part for most people. Keep tracking your rates and try tweaking your material until you find something that works better than your current content/material.

If you have time for more approaches, connecting with others is always a good approach to finding deals.

Hey guys! I'm a new wholesaler in the So Cal market specifically in Orange County and Inland Empire. What marketing strategies have given you the best return? I have been sending out 200-300 texts a day but I don't think I'm doing enough. I had some quality conversations with some sellers that were on the fence about selling but didn't. I was thinking of sending 300 mailers a month, 300 texts a day, 50 calls a day, and posting on craigslist. If you have any advice that would be much appreciated.

as far as out of state i feel like that would be more challenging because I cannot look after it myself or I can hire a property manager but that would be expensive right? I also have been doing some research on the 203k loan but I still need to do more. What are some of the catches of the loan youve experienced? As far as condos go I have thought about it, and is still in consideration, but I would rather much go for a single family with a separate ADU because I would rather live by myself. Thank you for responding and helping me out Mr.Duvall.

Hello Bigger Pockets Forum! I am 21 years of age and I have been looking to purchase a single family home with a detached garage that way I am able to convert the garage into a separate adu and rent out the 3-4 bedroom house. There is just one problem i live in an expensive area. Cities including West Hills, Woodland Hills, Calabasas, Canoga Park, Northridge, etc. I do not go to school and I've been working and saving for 2-3 years now. Median price of my area is very expensive and I am not sure what to do. It might go down after this pandemic is over but even then it might be a tad bit too high. Would you guys suggest moving to maybe a less expensive area like Santa Clarita or even the IE? Also if you guys have experience with making a garage into an ADU and living in it please feel free to share. I am all ears. Thank you.
