The Offer

When starting did you take someone with you to help with estimating repair cost ?
Did you take pictures and have them looked over before making an offer ?
I know everyone says to make have contract in hand and ready to make an offer asap, but just starting out i wouldn't want to shoot myself in the foot and offer too much to make a deal not end up working

Also when filing your paper work with your title company, if something comes up and the deal is off, who has to pay the title company for the work they have done so far ?
What kind of title work can we do on my own to try catch as much as possible to avoid issues ?
