What do you think would be the best way to get your first Wholesale!

Talking to the agent of the property or Going through and Skiptracing to the owner?

If a property is listed, you're not going to wholesale it.  You can't offer it for sale for more than it's listed at.  I know people try this but it doesn't make any sense.  Literally the first thing I do when someone sends me an interesting "wholesale" is research the property.  If it's listed the top 30 Google results are IDX feeds from all the brokerages.


And with my listing contract, you can't "go around" me.  I get paid to sell the house and the seller doesn't want to negotiate with people.  That's a good portion of my fee -- negotiation and advice.  The seller pays the same amount whether the neighbor buys the house, I bring the buyer, or another agent brings a buyer.  Most agents have that type of contract.

If you find and message the owner, they will send you to their agent anyway so you may as well talk to the agent.  If you are buying, make your offer in writing.
