Wholesaling in New Jersey

Hello BP! I am new to real estate investing and would like to get started with wholesaling. I live in Bergen County (Northern New Jersey). Does anyone have any experience in this very pricey market of NJ/NY/NYC? Is wholesaling here a viable option or do I have to increase my radius? I would love to hear the experience of anyone with experience in this area. Thanks so much.

@Amani Abdel-Dayem wholesaling seems to be happening less, people want top dollar so most will sell on the MLS. I see way less of it happening. Any particular reason you are looking to wholesale?

Thank you @Shawn Mcenteer. I am exploring my options. I thought of wholesaling as a way to get my feet wet and to build capital without having to use my own money. What, in your opinion, is a good way to get started in the NJ/NY markets? I welcome any insight you and others with experience in this market may have.

I don't know why anyone thinks wholesaling is a way to build capital. There are million wannabe wholesalers. To even find one deal you need to do marketing and build a buyers list, but what are you buying with? Rookie wholesalers wind up lying about the assignment contract and pretend that they are buying. That's now a way to get into real estate. Bergen Co. is inundated with wholesalers and like @Shawn Mcenteer said, all of the sellers know they can get market value for dumps so why do they need an intermediary right now? What background do you have that would make you a good wholesaler?

@Amani Abdel-Dayem I get it. I sounds like you are bit like me when I first started with REI. Wholesaling is attractive model but like everything else it take commitment and consistency. I think at the end of the day with he amount of effort you need put in to wholesale you likely could apply the same effort and receive better return elsewhere (opinion). My specialty in New Jersey is house hacking MFR and live in fix and flips and showing clients how to win with these models... For me to offer more advice I would need to know more about you before I start prescribing.

@Amani Abdel-Dayem we are currently funding lots of deals for wholesalers all over Jersey. I would definitely say this is a viable market. NY & NYC aren’t as great of markets for wholesalers because they have some stricter laws surrounding disclosure and closing which make it a little more difficult to operate there.
