Thank you very much for replying to my post. I've since added a profile photo to my profile.

I'm based out of OKC. I am trying to do real estate investing on the side so I can get out of the rat race and pursue my career as an actor. I want to try and do wholesaling for a while and see how I like it, but I'm also taking a class next weekend about how to 'really' flip houses with Fortune Builders. The property I posted about is also in OKC.

Hi,
I am very new to the whole real estate investing scene, but I have bought a couple of courses and continuously listened to podcasts and modules about wholesaling the BRRR strategy, and flipping houses. Earlier this week I drove by a house that had two people moving stuff out of a house. They were the owners of the property and their tenant had just died in the property a week before and they had squatters living in it for a week. They seemed very distraught and I asked them whether they were looking to sell the property in the next six months. The woman responded to me with "I'd sell this house in 5 days if I could"
So I got her contact information, introduced myself as a real estate investor, even though I barely know anything about this game, and told her that if I couldn't find a reason to buy it myself I might have a couple of people who would be interested.
We have a phone call scheduled for later this week, so right now I am reaching out to anyone who might have any ideas on how to proceed. I really would like to talk to anyone experienced in contracting or wholesaling who could steer me in the right direction.
