Need help understanding how write a wholesale contract!

Hello BP members,

Just wondering if anybody can help me understand how to put together a whole sale deal! I understand the basics of wholesaling but I'm not entirely sure how to fill in the blanks for one. I am advised to seek a lawyer when I have the finally draft ready. If anybody can help me out here it would be greatly appreciated! I have a potential buyer so I would like to put any new knowledge into action. I am not sure if I can implement anything from American contracts to Canadian as we have different laws, so i would have to make modifications to suit my jurisdiction.
