Hello BP members,

Just wondering if anybody can help me understand how to put together a whole sale deal! I understand the basics of wholesaling but I'm not entirely sure how to fill in the blanks for one. I am advised to seek a lawyer when I have the finally draft ready. If anybody can help me out here it would be greatly appreciated! I have a potential buyer so I would like to put any new knowledge into action. I am not sure if I can implement anything from American contracts to Canadian as we have different laws, so i would have to make modifications to suit my jurisdiction.

I'm just wondering if anyone here can help me find some ideas on how to raise capital or have a connection I can speak too over the phone to discuss this a good plan. I want to stay away from hard money lenders because the interest rates are so high and this is not a flip. I'm tapped out on capital right now as i just purchased my second property. There are a few properties around my area that is catching my eye. 

@Charles Carillo Thanks for your advice. That definitely helps, I wasn't aware that it was easier to find a hard money lender in the US compared to Canada. Ill send you a DM.

This is something I would like to do in the future, possibly next year because i need to rebuild my reserves for my two properties that i acquired this year. I have only been to USA a handful of times and don't know much about the markets and different laws each state has. I know i need to research the location, the types of people ages and incomes, what is offered in the community as far as services and amenities.I would like to use the BRRR strategy for this property and am looking for a multifamily. Looking at the markets in the states is a little overwhelming as there is a lot more disparity between property prices and locations opposed to where i'm from in Canada. If anyone can give me some advice or point me in the right direction as far as some of the foreign fees and taxes and other costs I have to take in consideration when shopping across borders. Also what would you guys think of finding a good hard money lender to raise the capital for either purchasing or rehabing. Thanks in advance

@Luc Boiron thanks for your input! Yeah I’ll have to get a few more quotes but I think It’s a fair quote. But if what you’re saying is true about what you think it will cost it won’t be worth it for me, especially since some areas have a cap for housing prices. Thanks for everyone’s input.
