Hello Community,

I need some help in knowing if this lead can be converted to a deal and be wholesaled to another investor. Today, I received a phone call from a lead that was sourced from my direct mailing campaign that was done recently. The homeowner mentioned the property is currently being rehabbed and on time to be listed on the market. I asked him if there is anymore major repairs needed to be done to the property and the homeowner said no. Furthermore; I also asked the homeowner if the asking price was open to negotiation and the homeowner said yes. So here is a quick break down of the particulars of the property and my analysis of its value.

Property: 3beds / 2 baths 1,124sq ft
Built: 1963
Lot Size: 7,260 sq ft
Estimated Value: $100K
Listing Price: $135K
Cash Listing: $105K
Estimated Repairs: None (not yet verified)
Site Visit: Not Yet

Based on the information the homeowner provided over the phone, is this lead worth pursuing and what opportunities do I have to wholesale this transaction.
