First Appointment - Need Negotiating Tips :)

Okay, have an appointment with my first motivated(?) seller tomorrow. Pre-foreclosure with equity and needs to sell. He heard some crazy talk that it was worth $279k. I peg the ARV at $215 lol. But it needs quite a bit of work. I believe to get my fee and my buyers profit we will need to be at $120k to $130k. How do I get him to take that?!

As expected he didn't go for it. He feels he still has a little time before he makes a decision. I will definitely follow up. But, overall, it was great to get my first appointment out of the way!
