Evaluate the "contract"
The property is a 3 BR 1.5 BA home with a basement and deck. ARV is 100K and investors are paying 25k in the area. Owner wants 25K and he states there is appx 25K in work. I don't want to be a douche but I would probably attempt to get 3-6k out of this. Maybe by listing it for 40K and hope a buyer offer 31K. Thing is the gent drove down to show me the property with his wife and mother to let me in. My pants rip when I went to jump over to take shots of the deck. With a 5% closing cost I may consider listing it at 35K and hope for the same amount. (still learning as I go) Another thing to add this property is 2 doors away from one that is being renovatted. When I made my appointment that day the property 2 doors down was being worked on.
